Legal Standing of NPRSCC

The King County, Superior Court has upheld the validity of the Riviera Section Covenants.  In April 2007 the Washington State, Court of Appeals also upheld the validity of the Riviera Section covenants and concluded that NPRSCC is the valid successor to the original developer, possessing the authority to administer and enforce the Riviera Section Covenants.

Legal Judgments

Both the individual property owners and the NPRSCC have legal standing to enforce the covenants through the court system. 

One of the major purposes for the NPRSCC is to avoid the need for litigation by ensuring that all projects meet the restrictions of the Normandy Park Riviera Section Covenants.  This can be a tremendous aid to both the property owners who are developing lots, as well as the owners of adjacent properties.
